01 / The problem

A site that isn't ready doesn't get cheaper. It gets expensive later.

Every dollar you save on the dirt work comes back later as a change order, a delay, or a repair under something you already paid to build. These are the four ways that happens.

Ground that gets disturbed without a plan is where the change orders start.

01

The quote was a guess.

Nobody walked the property. The number was built from a phone call, and the first invoice is the first time anyone mentions rock.

02

The pad was never compacted to spec.

It looked flat and it felt hard. Two seasons later the slab tells a different story, and fixing it means taking out what you built.

03

Water had nowhere to go.

The site drained fine in July. In February it's against the foundation, the driveway is washing out, and the county is asking questions.

04

The crew stopped answering.

You're four weeks from your framing date and you don't know whether anyone is showing up tomorrow. That's not a scheduling problem, it's a business problem.

03 / Who you're working with

We've been on the other side of this schedule.

JT Lee was started in 2019 in Lugoff by people who spent their careers in the ground. Our supervisors, contractors, and operators carry 75+ years of combined experience, and they've watched the same mistakes get made on other people's jobs: pads cut by eye, drainage designed on the tailgate of a truck, and a schedule nobody was willing to put in writing.

So we do it differently. We walk the site before we quote it. We tell you what's under the ground before you sign. And we don't hand a site back until you've walked it with us and signed off on it.

“If we can't stand on it, we can't stand behind it.”

04 / How it works

Three steps from a site you're worried about to a site you can build on.

01

Show us the site.

Send your plans, email a pin drop, or call or text us. We'll review the drawings or walk the property with you — usually within 24 to 48 hours. No charge, no obligation.

02

Get a fixed, line-item quote and a schedule.

A written scope with quantities, sequence, and dates. If you're a general contractor or developer, send your bid invite and we'll return a complete proposal from your plans and specs.

03

We mobilize. You stop worrying about the site.

Our crew shows up, sets erosion control, and starts moving dirt. You get progress updates and photos. We don't hand it back until you've walked it and signed off.

06 / Next step

Get a free site evaluation before you commit to anything.

We'll walk the property, tell you what's actually under the ground, and give you a written, line-item quote. No charge, and no obligation to hire us.

07 / Before you sign anything

The 12 things that decide whether a site is actually ready.

Twelve checks you can run yourself, in order, before you accept a graded site or sign off on the dirt work. Written for the person paying for it — not for the person doing it.

Two fields. No phone number required. Take it and use it on whichever contractor you hire.

01The grade actually drains
02The pad is compacted to a stated spec
03Density testing is documented
